Electrical for Property Managers & Multi-Tenant Buildings

Service, tenant build-outs, common area retrofits, and emergency response across your portfolio — one electrical contractor, one call.

Why property management is different

What’s different about electrical in a multi-tenant building.

Property management electrical is never one job at a time. A single building can have three tenant build-outs in progress, a corridor lighting retrofit scheduled for next weekend, and a service call from Suite 204 — all running simultaneously under different leases, different scopes, and different billing parties. The electrician has to track which work belongs to the landlord, which belongs to the tenant, and which crosses the demising line.

Common area versus tenant responsibility is the first question on every call. Lobbies, parking structures, exterior lighting, and main distribution typically sit with the property manager. Everything inside the tenant suite usually belongs to the TI contractor — unless the lease says otherwise. We clarify that split before anyone opens a panel so a tenant GC doesn’t shut down power the building still needs.

Service calls in occupied buildings cannot disrupt the tenants who aren’t involved. A tripped breaker in one suite shouldn’t mean shutting down the floor. We isolate circuits, work from one-line diagrams, and coordinate access windows so adjacent tenants keep operating while we troubleshoot.

Lighting retrofits in occupied buildings happen at night and on weekends. Corridors, lobbies, and parking structures need to stay lit and accessible during business hours. We phase fixture swaps, run temporary lighting where needed, and schedule the noisiest work when the building is empty.

Parking structure and exterior lighting has to stay on — always. Garage levels, walkway bollards, and facade accent lighting are safety systems, not optional amenities. When we retrofit or repair exterior circuits, we plan around dusk-to-dawn requirements and keep emergency egress paths illuminated throughout the work.

Building code compliance crosses tenant boundaries. ADA path-of-travel in common areas, emergency lighting in corridors, fire alarm device tie-ins, and Title 24 on every retrofit all affect the base building — even when the trigger is a single tenant improvement. We coordinate sign-offs so one tenant’s CO doesn’t hold up the whole property.

Property managers need a single electrical contractor they can call for everything — service, TI coordination, common area upgrades, panel work, and compliance documentation. One account, one dispatch line, consistent invoicing across the portfolio.

Emergency response has to cover the whole portfolio, not just the job we’re on today. When a panel trips after hours or a parking garage goes dark, you need one number that dispatches to whichever building needs help first.

Timeline

Schedule reality on managed properties.

Work happens around tenants and business hours. Night and weekend shifts are standard for corridor retrofits, parking structure lighting, and any work that would disrupt occupied suites. Panel upgrades run on phased shutdowns so critical circuits stay live while we swap gear. Multiple tenant build-outs often run simultaneously — we sequence rough-in and tie-ins so one TI doesn’t block another, and we coordinate access with your building engineer before anyone enters a common area panel room.

Compliance

Compliance on managed properties.

Common area ADA lighting — Lobbies, corridors, stairwells, and parking structures must meet current accessibility illumination levels. We audit existing conditions, design retrofits to code, and document foot-candle readings for your building files.

Emergency lighting — Exit signs, egress path lighting, and battery backup systems in common areas require periodic testing and replacement. We coordinate testing windows so tenants aren’t affected.

Fire alarm integration — Tenant improvements often tie into the base building fire alarm system. We coordinate device locations, wiring paths, and inspection sign-off with the fire alarm contractor and monitoring company.

Title 24 on retrofits — Every common area lighting retrofit triggers current energy code requirements. Our certified team designs to Title 24, runs acceptance testing, and provides documentation for city inspection and your property records.

FAQ

Property management electrical questions.

Can you be our single-source electrician for the whole portfolio? add

Yes. We handle service calls, tenant build-outs, common area retrofits, and panel work across your buildings under one account. You get one estimating desk, one dispatch line, and consistent documentation for every property.

Do you work nights and weekends to avoid tenant disruption? add

Yes. Night and weekend work is standard in occupied buildings. We schedule lighting retrofits, panel shutdowns, and corridor work when tenants are off-site so business hours stay uninterrupted.

How do you handle emergency calls across multiple buildings? add

You call one number. We triage by severity, dispatch the nearest available crew, and keep your property manager updated on ETA and scope. After-hours emergencies get the same response protocol as daytime service.

Can you upgrade common area lighting to meet current Title 24? add

Yes. Our Title 24 certified team designs common area retrofits to current code, runs acceptance testing, and provides documentation for your building files and city inspection sign-off.
